Let Me Explain....

Most of us are taught to purchase investments at market price, utilizing the "hold and pray" strategy that the price goes up, so that we can sell them some day, right?

But markets are not that simple...

They move up and down, constantly (especially the stock market), yes?

If the price goes down 50% and we purchased at the market price, we lose 50%, correct? And, if the price goes up 50%, we made 50%. Do you agree?

But what happens if you purchase an investment at say 90% discount...

Say, the market value of the investment is $100,000 and you buy it at $10,000. The market price falls 50% and now that investment is worth $50,000. Did you lose any money in the deal?

Remember, you bought it at $10,00, so you only spent $10,000 and you can sell it at $50,000... 

You are still up a cool $40,000 (or 4X on your money)!

AND, if the market goes up 50%, then BOOM, you are UP A WHOPPING $140,000 ($150,000 price - $10,000 your investment)... that will be 14X, in case you didn't want to do the math yourself!

How Much Time Is Required?

This will vary from individual to individual, depending on how quickly you read and learn and how quickly you want to get to your goal.

Challenge videos are about 10-30 minutes long and last 3 weeks in total.

If you can commit to about 60 minutes per day, you will be able to complete the training within 30 days or less. Then, depending on the area and types of investments you are looking for, the amount of money you have available to invest, and willingness to move forward, you can get your first property within as little as 30 days.

So, in about 5-8 weeks, or less, you can go from not having a clue about this to owning your first property!

The less time you spend on this, the slower it will go... just like anything else, right?!

The Key to success here is CONSISTENCY! going all in is what Will make all the difference.

If you dabble in this and study one week for 2 hours then go away for 3 weeks, then pick it back up for an hour, it will take forever... and you are likely to give up well before you even get to the part of how to find and buy these deals!

How Much Money Do I Need To Start?

Another excellent and rather complex question. It all depends on what type of property you are looking to buy, where is that property located, and how much money you have and are willing to invest. 

Here are some ideas and ballpark figures, but please understand these are not guaranteed nor promised (I do not control the price of real estate nor these opportunities around the country):

  • If you are looking for a place in an expensive city, you may need $30,000-100,000 or more.
  • If you are looking for an affordable property in a less expensive location, you could get in for about $10,000-25,000 or more.
  • If you are open to acquiring undeveloped land, you could get started for as little as $1,000 or so.

It all depends on what you want and what your budget it.

When I first started, I didn't have a whole lot of money. One of my first properties I purchased for just over $300 (when they I ultimately sold for about $10K).

NOW, i am not promising nor guaranteeing that you will find that in your search! Nor that you'll make any money with this.

I am simply sharing what I was able to find and do. OK?!

What ROI Can I Expect?

Another excellent and complex question and here comes an equally as convoluted answer: IT DEPENDS!

The ROI (Return On Investment) depends on what you intend to do with this property, the location, how much you pay for it, what the value of the property is, when you decide to sell it or if you decide to sell it, how you use it and SO MUCH MORE.

Because of this, I cannot give you a straight answer... You can understand that, yes?

With that said, I have been able to purchase properties for $2,500 and then sell them for  about $15-$20,000. In this case, my ROI was 5-7X.

I have been able to purchase properties for as little as $100 and then sell them at $1,000-1,500. My ROI was 9-14X.

again, i am not promising nor guaranteeing that you can or will get those kinds of returns! this is just an example for illustration purposes only. do not go forward thinking this will happen for you, as it may or may not. you may be able to sell property in a week or you could sit on it (meaning own it) for years. i simply cannot promise what will or will not happen.

Note that I wasn't yelling in the above paragraph (the all caps piece), I merely want it to stand out and I want you to understand that EVERY INVESTMENT has risks and neither I nor ANYONE ELSE can promise, nor predict, what will happen with the market or your investment.

Is This A Challenge Or A Home Study?

It's a little bit of BOTH! Let me explain...

It's a home-study course due to the fact that you are getting downloads to read and study on your own time and at your own leisure. However, unlike traditional home-study courses, where you only get the books to study from, you will also get some educational and prompting videos, much like a challenge.

In fact, you will get over 15 videos over the course of 3 weeks, 1 video per day, ranging in length from 10-ish minutes to about 30 minutes or so.

But unlike the traditional challenge, where you have to be live on some platform or miss the entire thing, these videos will wait for you to watch and learn when it makes sense for your schedule. It is also very different from traditional challenge as there is no time limit to complete. Meaning, whether you get it all done in 3 weeks or you take 3 months and it all results in you acquiring an awesome property for way under value, you win! And the videos never expire!

I don't know about you, but I'm always challenged by home-study courses if there are sometimes concepts that are better suited to be explained on video, but there are no videos to learn from! I then read and re-read the concept 7 times or more in the hopes I can understand it.

These videos are designed to get your mindset right as to what is possible and how to shift your thinking... as for some of you, the mere thought that you can get a property well below the market may be a challenge on it's own. 

So, I want to help you get your thinking improve and get you to believe that this is possible and I want to explain some stuff in more details that is sometimes much easier to show than write about.

Books vary in length, shortest one being about 60 pages and longest one being about 158 pages. All together, you'll get about 300 pages worth of material. BUT DON'T WORRY! I simplify concepts and explain things in a super-easy to understand and implement way. 

You will also get about 15 videos where we go a bit deeper into some concepts, from thinking to strategy.

I use these books and videos to teach my niece and nephew, who are kiddos (not even teenagers kiddos). And English is NOT their first language, yet they still get it!

So, if they can understand, I believe that you can too!

Do I Have to live in the state where i buy? can i be Located outside USA?

Excellent questions... No You Do Not have to be anywhere near the property you are considering buying! And yes, you can be outside USA to do it... you will need internet and a computer, or a phone, or if you don't have neither of those, you can use the old fashioned post office (mail a letter).

Every property I purchased through the method I will teach you in this challenge, I bought sight-unseen (meaning I did not travel there to go see it before I bought it).

How Many Properties Do I Have To Buy?

As many or as few as you want. There is no limit on the up or the down side.

You can purchase 1, 10, 100... as many as you'd like.

And if you want, you can turn this into a full-time business, part-time business, or just an occasional buy. The choice is entirely yours!
