When does the next Circle start?
August 2026. We accept a limited number of applications each intake. Once the Circle is filled with the strongest applicants, applications close and the next window doesn't open for months.
How much does it cost?
Program details — including price and payment options — are shared with accepted applicants in their acceptance email. It's one payment, one time. No subscriptions, no upsells, no hidden fees.
What if I decide it's not for me?
Sales are final. We're strict on the front end because we only accept people who are ready to go all-in. If you're not sure, don't apply — save your money and come back when you are.
Do I need experience in real estate?
No. This program is built for people starting from zero. If you've never done a deal, never held a real estate license, never even thought about this before — you're exactly who this is for.
Do I need a lot of money to start?
You don't need generational money — but let's be honest, you do need some savings. Lenders cover 90%+ of the deal, but you're still on the hook for down payment, closing costs, and a buffer for surprises. What you really need is the right strategy, the right people, and enough runway to do it right.
Do I have to be in Austin?
Nope. The system works anywhere there are homes to flip. We have members working in markets across the country. Leelynd is based in Austin, but the strategy is location-independent.
How much time does this take?
Plan on 1–2 hours a day, especially in the beginning. This isn't passive. But it's not a second job either — it's building the thing that replaces your job.
How fast will I do my first deal?
That depends entirely on you. Some members close their first deal in 60–90 days. Others take longer. What we guarantee is the system, the tools, and the community — the speed is up to you.
What if I'm not accepted?
We turn people away. If your budget, time, or expectations don't align, we'll tell you honestly. This isn't for everyone — and that's intentional.
